We were asked to review the potential to either extend or rebuild on the site of an existing 1980’s bungalow, to provide a generous 4 bedroom family dwelling with associated home office.


The challenge at this property was to provide principal living spaces off a terrace facing toward the entrance to the site. By locating the kitchen in a single storey wing at right angles to the main property, it ensures that it faces the afternoon sun whilst embracing the terrace for entertaining.


Careful planning ensured the property - built off the existing piled foundations (being the only part of the original property of any real value) - would qualify for VAT zero-rating as a new dwelling, delivering 20% more value to the project.
